Buying a home is one of the biggest decisions you’ll ever make. Our team of HUD Certified Housing Counselors can help you determine if you’re ready to purchase a home and then develop a personalized plan to help you do just that. No matter where you are on your journey to homeownership, HOME, Inc. is here to help!
Pre-Purchase Counseling
Once you have registered for counseling and have completed our intake form, then you will meet with one of our HUD Certified Housing Counselors. With their help, you will take our Homebuyer Readiness Assessment and create a homebuying plan to help get you where you need to be for the purchase of a home.
Pre-Purchase Counseling May Include Things Like:
Reviewing basic information about your current financial situation

Obtaining and reviewing your current credit report to determine your ability to qualify for a mortgage at this point in time

Creating a budget to meet your financial goals
Assessing your housing needs for property selection

You will take our Homebuyer Readiness Assessment and go over this information with a Housing Counselor
Finding the right lending program and applying for a mortgage
-
We will work with you to find the right lending program for your specific needs
Developing a home buying plan & outlining steps you can take to qualify for a mortgage

Establishing a housing affordability range for a home purchase price or mortgage limit
-
Identifying programs that may assist you in purchasing a home

Receiving referrals and assistance to apply to homeownership programs
Reviewing educational materials on topics such as:

Using a realtor

Selecting and inspecting a home

Financing a home through the mortgage process

Preparing to move

Life as a homeowner

We encourage you to complete one of these programs early in the home purchase process so you’ll have the tools you need to successfully navigate the homebuyer experience, determine the best financial decisions for your household, avoid pitfalls, and make the buying process as smooth as possible.

Homebuyer Education Class
Every month we hold free in-person Homebuyer Education classes for future homebuyers. Lead by a HUD Certified Housing Counselor, our Homebuyer Education Course will walk you through every step of the homebuying process to help prepare you for buying a home. Certificate given upon completion of the class.
EHome Online Homebuyer Course
Are you a future homebuyer? By taking this online certification program from eHome America, you can be prepared for whatever comes your way. With the online course you can go at your own pace in the comfort of your home with the ability to log in and out as you need.
Once you have completed the 8 hour online course, you may contact us to schedule a one on one meeting in person or on the phone with a HOME, Inc. Housing Counselor to receive your certificate of completion.
The fee for this class is $100, but we recommend checking with your lender for potential discounts. Some lenders provide coupon codes that can cover the class cost, or they may include the fee as part of the "cash to close" in your homebuying process. Additionally, we offer free in-person homebuyer education classes at no cost to participants.
